Architecture and design on Sydney’s Northern Beaches is nothing if not eclectic. From traditional fibro beach shacks to the Federation homes that personify the area’s early twentieth-century character, every street tells a different story.
The Northern Beaches encapsulates more than 40 suburbs, spanning 32 beaches, four headlands and three former council areas have produced a built environment with no single dominant style – and that’s exactly what makes it such a challenging and rewarding place to design and build.
We work across the full spread of residential architecture and design projects across the Northern Beaches from the dense streets of Manly and Queenscliff, through the family suburbs around Curl Curl, Collaroy and Mona Vale, and up to the prestige pockets of Whale Beach and Palm Beach. We partner with home owners and developers to create unique, site-specific designs that lean into the natural assets of each site. From ocean outlooks to bushland aspects, our goal is to deliver projects that respond thoughtfully to the character of the surrounding land and streetscape.

How We Work
Our 7-Step
Design Process
Step 01
Initial Meeting
Get in touch and we can discuss your site, goals for the project, and potential architecture styles, features, and requirements.
Step 02
Schematic Design
Studio HMD will conduct a feasibility schematic design to understand opportunities and align the project with goals and budget.
Step 03
Concept Design
Our architects then draw up the concept in line with the design ideas, brief, local council, and site foundations.
Step 04
Developed Design
The next phase involves developing the design in line with materials, foundations, and project management.
Step 05
DA Documentation
We submit architectural drawings and supporting documentation for Development Application submission to the Northern Beaches Council.
Step 06
CC Documentation
Following DA approval, the design is further detailed into Construction Certificate documentation to secure the contractors for the build.
Step 07
Construction Management
We provide project management in handing over the designs to the construction team, with regular site visits to ensure perfect execution and prevent delays.
